Waterfront Clubhouse at Antelope Hills Rules
Waterfront Clubhouse at Antelope Hills is a private residence set along the Antelope Hills course lake with fairway and water views. These rules are designed to protect the property, the neighborhood, and the guest experience.
Occupancy
Waterfront Clubhouse is subject to a City of Prescott maximum overnight occupancy of 14 adults. Children do not count toward the City's adult occupancy limit, but total group size must still remain appropriate for the property, sleeping arrangements, parking, quiet hours, and neighborhood setting.
The home can accommodate somewhat larger family groups than Granite Pines Chalet due to its layout and modular seating, but this does not create permission for unlimited occupancy, large-event use, or unapproved visitors.
Parking
Parking is limited to the garage and driveway. The property can accommodate approximately 7 cars or smaller SUVs. Large SUVs and trucks reduce total vehicle capacity.
All vehicles must remain in approved on-property parking areas. Street parking should not be assumed, encouraged, or used without specific written approval.
Guests must not block neighboring properties, golf-course access, emergency access, trash/recycling access, or community roadways.
Pets
Pets are not permitted without prior written approval. Select exceptions may be considered in advance and may require additional terms, fees, or deposit arrangements.
Unauthorized pets may result in additional cleaning, remediation, damage, or rule-violation charges.
Events and Wedding-Adjacent Use
Waterfront Clubhouse is a private residence, not a dedicated event venue. Select private gatherings and wedding-adjacent lodging may be considered by prior written approval, subject to separate terms, fees, insurance requirements, vendor restrictions, parking review, quiet-hour expectations, and local rules.
A lodging reservation does not include permission to host a ceremony, reception, party, vendor-supported gathering, or high-traffic event.
Quiet Hours and Neighbor Considerations
Quiet hours are 10:00 p.m. to 8:00 a.m. Outdoor socializing, swim spa use, music, conversation, and patio activity must remain quiet during this period.
Waterfront Clubhouse has sensitive neighborhood considerations. Guests are expected to be especially careful with parking, late-night outdoor activity, voices carrying over the water, and vehicle noise.
No amplified outdoor sound is permitted without written approval.
Swim Spa Use
Waterfront Clubhouse includes an Endless Pools R220 swim spa with seating for up to 9 guests. Guests must follow posted swim spa rules and any instructions provided before arrival.
The swim spa is for registered guests only unless CLHG approves otherwise in writing. Guests may not add soaps, oils, bath products, food, alcohol, glass, or foreign substances to the swim spa.
Guests are responsible for avoidable swim spa contamination, damage, excessive cleaning, or drain/refill costs caused by misuse.
Children must be supervised at all times around the swim spa and outdoor water areas.
Outdoor Living, Firepit, and Bar Areas
The outdoor living areas are intended for respectful residential use by approved guests. Firepit, patio, bar, and outdoor seating areas must be used safely and in compliance with quiet hours, fire restrictions, and written instructions.
Guests may not move indoor furniture outdoors or rearrange outdoor furniture in a way that creates damage, risk, or excessive reset time.
Golf-Course and Course-Lake Setting
Waterfront Clubhouse is located along the Antelope Hills golf-course lake. Guests should not enter golf-course areas, disturb golfers, access restricted areas, interfere with golf-course operations, or treat the course lake as a recreational lake.
No boating, swimming, fishing, or lake access is included unless specifically confirmed in writing by CLHG.
Smoking and Vaping
Smoking and vaping are not permitted inside the home. Smoking debris, odor, damage, or remediation needs may result in additional charges.
Furniture, Amenities, and Property Care
Furniture, decor, electronics, kitchen items, linens, towels, and amenities should be used respectfully and returned to their proper locations. Indoor furniture should not be moved outdoors.
Guests are responsible for damage, missing items, and excessive cleaning needs.
Checkout Expectations
Guests should follow the checkout instructions provided before departure. Unless otherwise instructed, guests are generally expected to:
- Place used towels where directed.
- Make clear which beds were used.
- Remove trash as directed.
- Return furniture and amenities to appropriate locations.
- Secure doors and windows before departure.
- Leave the property in reasonable condition.
Guests are not expected to perform a full cleaning, but excessive mess, damage, or unusual cleaning needs may result in additional charges.
Security Deposit / Damage Preauthorization
A refundable damage/security preauthorization may be required for direct bookings. The current standard preauthorization is $1,500, subject to release after departure if no damage, missing items, excessive cleaning, rule violations, or unresolved charges are identified.
