Booking Terms
Effective Date: May 12, 2026
Welcome to CL Hôtel Groupe ("CLHG"). These Booking Terms govern reservations made directly with CL Hôtel Groupe LLC and apply to all properties operated or managed under the CLHG brand, including but not limited to Granite Pines Chalet and Waterfront Clubhouse at Antelope Hills.
By submitting a reservation, completing payment, or occupying a CLHG property, the guest accepting the reservation ("Primary Guest") agrees to these Booking Terms on behalf of themselves and all occupants, visitors, invitees, and members of their party.
These Booking Terms are intended to support a professional, respectful, and well-managed guest experience while protecting the safety, condition, and operational integrity of the properties entrusted to CLHG.
1. Reservation Eligibility
Primary Guests must be at least twenty-one (21) years of age to reserve a CLHG property unless otherwise specified in writing.
Reservations involving events, gatherings, celebrations, receptions, or similar functions may require a minimum booking age of twenty-five (25) years or older.
The Primary Guest must remain present at the property for the duration of the reservation unless otherwise approved by CLHG.
CLHG reserves the right to decline or cancel reservation requests at its discretion, including where reservations present elevated operational, safety, fraud, regulatory, neighborhood, or property-risk concerns.
2. Reservation Confirmation & Payment
Reservations are processed through CLHG's direct-booking platform and associated payment processors, including Lodgify and Stripe.
A reservation is not considered confirmed until:
- required payments have been successfully processed, and
- a written confirmation has been issued by CLHG.
Payment schedules, taxes, fees, cancellation terms, and applicable charges are disclosed during the booking process and may vary by property, reservation type, season, event status, or promotional offering.
CLHG reserves the right to cancel or refuse reservations involving:
- fraudulent or suspicious payment activity,
- material misrepresentation,
- unauthorized third-party bookings,
- attempted policy circumvention,
- prohibited events or gatherings,
- or operational concerns that materially affect the property or neighboring community.
3. Security Deposit Authorization
CLHG may require a security deposit or preauthorization hold prior to arrival. Deposit amounts and procedures may vary depending on the property, reservation profile, event status, seasonal demand, or operational risk considerations.
Current properties commonly utilize a preauthorization hold in the amount disclosed during booking.
By completing a reservation, the Primary Guest authorizes CLHG to apply all or part of any deposit, authorization hold, or payment method on file toward:
- property damage,
- excessive cleaning,
- smoking remediation,
- unauthorized occupancy,
- unauthorized events or gatherings,
- missing items,
- policy violations,
- excessive wear,
- unpaid charges,
- chargebacks,
- or extraordinary operational remediation costs associated with the reservation.
Any such charges shall reflect reasonable remediation, repair, replacement, cleaning, administrative, or operational costs incurred by CLHG.
4. Check-In, Access & Departure
Standard check-in and check-out times are provided during booking and in pre-arrival communications.
Early check-in or late check-out requests may occasionally be accommodated subject to operational feasibility, staffing, cleaning schedules, and prior reservations. Such requests are not guaranteed unless confirmed by CLHG in writing.
Access instructions are generally provided electronically prior to arrival.
Guests are responsible for:
- securing the property during their stay,
- ensuring doors and windows are locked when appropriate,
- and leaving the property in a reasonably orderly condition upon departure.
Unauthorized late departures that materially interfere with cleaning operations, incoming reservations, staffing, or property operations may result in additional charges.
5. Occupancy, Visitors & Use Restrictions
Maximum occupancy limits apply to all reservations and are disclosed in property listings and booking materials.
Unless otherwise specified:
- overnight occupancy at current Prescott properties is limited to fourteen (14) adult guests,
- consistent with applicable local regulations.
Children under applicable local age thresholds may not count toward certain municipal occupancy calculations; however, all reservations remain subject to reasonable total occupancy, supervision, parking, and operational limitations.
Reasonable daytime visitors are permitted provided:
- occupancy limits are respected,
- parking remains manageable,
- neighboring properties are not disturbed,
- and the gathering does not function as an unauthorized event.
Unauthorized parties, large gatherings, disruptive conduct, commercial functions, or unapproved events are prohibited.
Guests agree to comply with:
- applicable laws,
- neighborhood standards,
- posted property rules,
- parking requirements,
- fire-safety regulations,
- and all supplemental house rules associated with the reserved property.
6. Events & Gatherings
Select gatherings, celebrations, retreats, dinners, receptions, productions, and special events may be considered on a case-by-case basis subject to operational review, neighborhood considerations, staffing, insurance requirements, parking limitations, and regulatory compliance.
Separate approvals, agreements, deposits, insurance requirements, vendor coordination requirements, staffing obligations, or event-related fees may apply.
Unauthorized events or gatherings constitute a material violation of these Booking Terms and may result in:
- termination of the reservation,
- removal from the property,
- additional charges,
- forfeiture of deposits,
- or cancellation without refund where appropriate.

7. Property Condition & Guest Responsibilities
CLHG properties are professionally maintained private residences intended for respectful use and occupancy.
Guests agree to treat the property, furnishings, equipment, and surrounding areas with reasonable care and consideration.
Guests are responsible for:
- damage caused by themselves or members of their party,
- damage caused by visitors or invitees,
- and promptly reporting maintenance concerns, accidents, or property damage.
Furniture, décor, electronics, safety systems, pool/spa systems, security devices, and specialty equipment may not be altered, disabled, relocated, or tampered with without prior approval.
8. Smoking, Fire Safety & Hazardous Conduct
Smoking and vaping are strictly prohibited inside all CLHG properties.
Outdoor smoking or vaping may be permitted where conducted lawfully, safely, respectfully, and with appropriate disposal practices.
Guests are strictly prohibited from discarding cigarette materials, ash, vaping waste, or open-flame materials onto landscaping, forested areas, vegetation, golf-course areas, or surrounding property grounds.
Certain CLHG properties are located in areas with elevated wildfire risk. Guests are expected to exercise heightened caution regarding smoking materials, grills, fire features, candles, and any ignition source.
Illegal drug use, hazardous conduct, reckless behavior, unlawful activity, or actions creating unreasonable fire, safety, or property risks are prohibited.
Additional remediation, cleaning, repair, safety-response, or operational charges may apply where violations occur.
9. Pets
Pets are not permitted unless specifically approved by CLHG in writing prior to arrival.
Approved animals may be subject to additional deposits, fees, cleaning requirements, operational restrictions, or supplemental terms.
Guests remain fully responsible for:
- animal-related damage,
- excessive cleaning,
- odor remediation,
- noise disturbances,
- waste removal,
- and any injury or disruption associated with approved animals.
Nothing in these Booking Terms is intended to limit rights or obligations arising under applicable laws governing service animals or assistance animals.
10. Quiet Hours & Neighborhood Respect
To support neighboring properties and preserve the residential character of the surrounding communities, quiet hours are generally observed between 10:00 PM and 8:00 AM unless otherwise specified for a particular property or jurisdiction.
Guests are expected to conduct themselves respectfully at all times, including with respect to:
- outdoor sound,
- music,
- parking,
- lighting,
- vehicle traffic,
- and late-night activity.
CLHG reserves the right to intervene where guest conduct materially disturbs neighbors, violates local regulations, or creates operational concerns.
11. Maintenance, Amenities & Interruptions
CLHG makes reasonable efforts to maintain all property systems, amenities, and services in proper working order. However, temporary interruptions, maintenance needs, utility outages, environmental conditions, weather events, equipment failures, internet interruptions, spa or pool servicing, or third-party service disruptions may occasionally occur.
No guarantee is made regarding uninterrupted availability of:
- utilities,
- internet services,
- streaming services,
- spa or pool systems,
- weather conditions,
- air quality,
- wildlife activity,
- road conditions,
- or similar external factors.
CLHG will make commercially reasonable efforts to address reported issues in a timely manner but does not guarantee refunds, rate adjustments, or relocation arising from conditions beyond its reasonable control.
Any accommodations, refunds, credits, or adjustments remain solely within CLHG's discretion unless otherwise required by law.
12. Force Majeure
CLHG shall not be liable for delays, interruptions, cancellations, closures, evacuations, or inability to perform resulting from events beyond reasonable control, including but not limited to:
- severe weather,
- wildfire,
- smoke conditions,
- utility failures,
- internet outages,
- governmental actions,
- public-health events,
- road closures,
- natural disasters,
- labor disruptions,
- or other force majeure events.
Guests are strongly encouraged to obtain independent travel insurance coverage.
13. Cancellation & Refund Policy
Reservation-specific cancellation terms are disclosed during booking and form part of the reservation agreement.
No refunds or credits are guaranteed for:
- weather conditions,
- environmental conditions,
- travel disruptions,
- utility interruptions,
- dissatisfaction with natural surroundings,
- smoke conditions,
- road conditions,
- shortened stays,
- personal schedule changes,
- or violations of these Booking Terms.
Travel insurance is strongly encouraged for all reservations.
14. Right to Refuse Service or Terminate Occupancy
CLHG reserves the right to refuse service, cancel reservations, deny access, or terminate occupancy where guests:
- violate these Booking Terms,
- violate supplemental property rules,
- exceed occupancy limits,
- conduct unauthorized events,
- create safety risks,
- engage in illegal activity,
- materially disturb neighbors,
- damage the property,
- or interfere with property operations.
Where appropriate, guests may be required to vacate the property immediately and without refund.
15. Liability Limitations & Assumption of Risk
Guests understand that CLHG properties may contain features including stairs, decks, fireplaces, spas, outdoor recreational areas, golf-course adjacency, wildlife exposure, uneven surfaces, snow or ice conditions, and other conditions inherent to private residential properties.
Guests voluntarily assume all risks associated with use of the property and its amenities.
The Primary Guest is responsible for ensuring appropriate supervision of minors and all members of the reservation party.
CLHG is not responsible for:
- lost, stolen, or damaged personal property,
- injuries arising from guest negligence or misuse,
- or interruptions beyond reasonable operational control.
To the fullest extent permitted by law, CLHG's liability shall be limited to the amount paid for the reservation.
16. Privacy, Security Systems & Smart Devices
CLHG properties may utilize:
- exterior security cameras,
- driveway cameras,
- garage cameras,
- exterior audio-capable monitoring devices,
- smart locks,
- smart thermostats,
- and related property-management technology.
No cameras or recording devices are installed inside interior living areas, bedrooms, bathrooms, or other private guest spaces.
Security and monitoring devices are used for property protection, operational management, safety, occupancy verification, and compliance purposes.

17. Accessibility
CLHG strives to provide clear and accurate property information so guests may determine whether a property is appropriate for their needs.
Current CLHG properties are private residential homes and are not represented as ADA-compliant or fully accessible accommodations.
Guests with accessibility questions or mobility concerns are encouraged to contact CLHG prior to booking.
18. Governing Law
These Booking Terms shall be governed by the laws of the State of Arizona without regard to conflict-of-law principles.
Any disputes arising from or relating to a reservation, occupancy, or use of a CLHG property shall be resolved in the appropriate courts located within the State of Arizona unless otherwise required by applicable law.
If any provision of these Booking Terms is determined to be unenforceable, the remaining provisions shall remain in full force and effect.
19. Supplemental Property Rules
Each CLHG property may maintain supplemental house rules, operational instructions, parking guidance, amenity policies, safety requirements, and property-specific standards.
Such supplemental rules are incorporated into and form part of these Booking Terms.
