Waterfront Clubhouse at Antelope Hills House Rules

These Supplemental House Rules & Property Standards ("Standards") form part of the reservation agreement between CL Hôtel Groupe LLC ("CLHG"), as property manager for Waterfront Clubhouse at Antelope Hills, and the individual completing the reservation ("Primary Guest").

By submitting payment, completing a reservation, electronically accepting these Standards, or occupying the property, the Primary Guest agrees to these Standards on behalf of all occupants, visitors, invitees, and members of the reservation party.

These Standards are incorporated into and supplement the CLHG Booking Terms, Event & Gathering Policy where applicable, and all reservation-related policies and disclosures associated with the booking.

Waterfront Clubhouse at Antelope Hills is a professionally managed luxury residence located adjacent to the Antelope Hills golf and water features area in Prescott, Arizona.

These Supplemental House Rules & Property Standards are intended to support:

  • guest safety,
  • neighborhood compatibility,
  • responsible use of amenities,
  • property preservation,
  • and a high-quality hospitality experience for all guests.

1. Occupancy & Registered Guests

Waterfront Clubhouse at Antelope Hills accommodates a maximum overnight occupancy of fourteen (14) adult guests unless otherwise approved in writing.

Children under applicable municipal age thresholds may not count toward certain local occupancy calculations; however, all reservations remain subject to reasonable total occupancy, supervision, parking, and operational limitations.

Only registered guests and approved visitors may access the property.

Large gatherings, parties, receptions, productions, commercial activities, or events are prohibited unless separately approved in writing by CL Hôtel Groupe ("CLHG").

Reservations may not be transferred or subleased without prior approval.

2. Security Deposit Authorization

Reservations are generally subject to a preauthorization security deposit hold in the amount disclosed during booking.

Unless otherwise stated, the current authorization hold for standard reservations is $1,500 and is typically processed shortly prior to arrival and released following departure, subject to inspection and resolution of any outstanding charges, damages, or policy violations.

Guests remain responsible for:

  • property damage,
  • excessive cleaning,
  • smoking remediation,
  • unauthorized occupancy or gatherings,
  • missing items,
  • policy violations,
  • and extraordinary operational or remediation costs arising from the reservation.

Additional deposit requirements may apply to approved gatherings, holiday reservations, extended stays, productions, or elevated-risk bookings.

3. Neighborhood Compatibility & Quiet Hours

Waterfront Clubhouse at Antelope Hills is located within a residential golf-course community where neighboring property enjoyment and quiet-hour compliance are taken seriously.

Quiet hours are observed daily between:

  • 10:00 PM and 8:00 AM.

During quiet hours, guests are expected to:

  • move conversations indoors where practical,
  • minimize outdoor gathering noise,
  • avoid amplified outdoor sound,
  • and keep doors and windows reasonably closed when playing music or hosting indoor gatherings.

Outdoor sound travels easily across the surrounding golf-course and waterfront areas.

Noise complaints, excessive outdoor activity during quiet hours, or conduct materially disturbing neighboring properties may result in intervention, additional charges, or termination of the reservation.

4. Parking & Vehicle Use

Parking is permitted only within designated property areas, including:

  • the garage,
  • approved driveway spaces,
  • and designated on-property parking areas.

The property generally accommodates approximately:

  • three (3) garage vehicles, and
  • four (4) additional driveway vehicles,

depending on vehicle size and configuration.

Guests are strongly encouraged to utilize garage parking whenever possible.

Oversized trucks, trailers, RVs, commercial vehicles, or event-related vehicle activity may reduce parking capacity and may require prior approval.

Street parking is strongly discouraged and may create neighborhood complaints or towing risk.

Guests remain responsible for ensuring vehicles do not obstruct neighboring properties, roadways, driveways, or access areas.

5. Swim Spa & Outdoor Amenity Use

The Endless Pools® swim spa is a premium amenity intended for responsible recreational use.

The manufacturer's stated seating capacity is up to nine (9) adults.

No glassware is permitted in or around the swim spa area. Plastic drinkware is provided for guest convenience and should be used whenever beverages are brought outdoors.

Guests are strongly encouraged to shower prior to entering the swim spa and to remove makeup, oils, lotions, self-tanning products, and similar substances before use.

These substances may materially affect water quality, filtration systems, and spa operation.

Guests are expected to:

  • replace and secure the swim spa cover after use,
  • avoid conduct likely to damage spa systems or water quality,
  • and use the amenity responsibly and respectfully.

Excessive contamination of the swim spa, including contamination requiring draining, refilling, extraordinary cleaning, servicing, or operational downtime, may result in additional remediation charges.

No unsupervised minors are permitted in or around the swim spa area.

Parents and guardians are solely responsible for supervising minors at all times, particularly around:

  • the swim spa,
  • outdoor recreation areas,
  • stairs,
  • retaining walls,
  • driveways,
  • and nearby water features.

Use of the swim spa during quiet hours is discouraged due to noise sensitivity within the surrounding residential environment.

Guests use the swim spa and all outdoor amenities at their own risk.

6. Golf Course, Water Features & Outdoor Areas

The property is located adjacent to golf-course and waterfront areas associated with the Antelope Hills area.

Guests wishing to golf must separately arrange tee times and access through the applicable golf-course operator.

Swimming, fishing, unauthorized water access, or entry into restricted maintenance areas is prohibited.

Guests should exercise caution near landscaped slopes, retaining areas, and water-feature boundaries.

Children should be supervised outdoors at all times.

7. Outdoor Cooking & Propane Safety

Outdoor grills, fire features, and propane appliances must be used responsibly and attended at all times during operation.

Guests are expected to:

  • shut off propane appliances after use,
  • close gas valves where applicable,
  • and leave outdoor cooking equipment in reasonably clean condition.

Grill-cleaning tools are provided and guests are encouraged to use them before and after cooking to help maintain the equipment and support timely property preparation.

Any conduct creating unreasonable fire, smoke, or safety risks is prohibited.

8. Smoking, Vaping & Air Quality

Smoking or vaping of any substance is prohibited indoors.

Outdoor smoking or vaping is permitted only when conducted responsibly and with proper disposal of all smoking materials.

Guests remain responsible for any remediation, deodorization, cleaning, or operational costs arising from smoke-related damage, burns, residue, or excessive odors.

Because the property is located within an outdoor golf-course and waterfront environment, guests may occasionally encounter:

  • seasonal pollen,
  • insects,
  • wildlife,
  • landscaping activity,
  • smoke conditions,
  • or naturally occurring environmental conditions.

Such conditions do not constitute defects in the property.

9. Pets

Pets are not permitted unless specifically approved in writing prior to arrival.

Approved animals may be subject to:

  • supplemental conditions,
  • additional cleaning requirements,
  • and additional deposits or fees.

Guests remain fully responsible for any damage, odors, disturbances, landscaping impact, or extraordinary cleaning associated with approved animals.

Unauthorized animals may result in additional charges or termination of the reservation.

10. Wildlife & Natural Environment

The surrounding area may include wildlife and outdoor environmental activity consistent with northern Arizona golf-course and waterfront environments.

Guests may encounter:

  • waterfowl,
  • frogs,
  • fish,
  • raccoons,
  • skunks,
  • foxes,
  • coyotes,
  • insects,
  • birds,
  • or other wildlife.

Guests should avoid feeding wildlife and should supervise children outdoors at all times.

CLHG does not guarantee the absence of naturally occurring environmental or wildlife conditions.

11. Furniture, Linens & Property Care

Guests are expected to treat the residence, furnishings, décor, linens, and amenities respectfully.

Furniture, electronics, outdoor furnishings, décor items, and equipment should not be removed, relocated, or used in a manner inconsistent with normal residential use.

Bath towels should not be used for spills, floor cleanup, outdoor cleanup, pet cleanup, or similar purposes. Supplemental utility and cleanup towels are provided within the laundry area for those uses.

Guests are encouraged to report maintenance concerns promptly so they may be addressed appropriately.

Excessive damage, staining, misuse, missing items, or extraordinary cleaning requirements may result in additional charges.

12. Security Systems & Smart Devices

For security, operational, and safety purposes, the property utilizes exterior security cameras and related smart-property technology.

Exterior cameras may monitor:

  • entry points,
  • garage areas,
  • driveways,
  • and portions of exterior access areas.

Camera views are configured to respect reasonable guest privacy expectations, including limitation of direct swim spa monitoring.

No cameras or recording devices are located within interior living areas, bedrooms, bathrooms, or other private guest spaces.

The property may also utilize:

  • smart locks,
  • smart thermostats,
  • exterior audio-capable monitoring devices,
  • and related operational technology.

Tampering with, disabling, obstructing, or removing security or smart-property systems is prohibited.

13. Check-Out Expectations

Guests are not expected to perform extensive cleaning prior to departure; however, the following courtesies are appreciated and help support timely property preparation:

  • Place used towels in bathtubs or showers
  • Leave used beds unmade
  • Dispose of trash in designated receptacles
  • Return furniture to original positions where practical
  • Secure doors and windows upon departure
  • Ensure swim spa cover is properly closed and secured

Guests should leave the property in reasonably orderly condition.

Excessive trash, damage, extraordinary cleaning conditions, or failure to secure the property may result in additional charges.

14. Reservation Enforcement

Violation of these Supplemental House Rules & Property Standards, the CLHG Booking Terms, or applicable laws may result in:

  • intervention by CLHG,
  • additional charges,
  • restriction of property access,
  • termination of occupancy,
  • or removal from the property where appropriate.

Refunds are not guaranteed where reservations are terminated for violations of reservation terms or property standards.
