Granite Pines Chalet House Rules
Effective Date: May 12, 2026
These Supplemental House Rules & Property Standards ("Standards") form part of the reservation agreement between CL Hôtel Groupe LLC ("CLHG"), as property manager for Granite Pines Chalet, and the individual completing the reservation ("Primary Guest").
By submitting payment, completing a reservation, electronically accepting these Standards, or occupying the property, the Primary Guest agrees to these Standards on behalf of all occupants, visitors, invitees, and members of the reservation party.
These Standards are incorporated into and supplement the CLHG Booking Terms, Event & Gathering Policy where applicable, and all reservation-related policies and disclosures associated with the booking.
Granite Pines Chalet is a professionally managed luxury mountain residence located within a forested residential environment in Prescott, Arizona.
These Supplemental House Rules & Property Standards are intended to support:
- guest safety,
- neighborhood compatibility,
- environmental stewardship,
- property preservation,
- and a high-quality guest experience for all visitors.
1. Occupancy & Registered Guests
Granite Pines Chalet accommodates a maximum overnight occupancy of fourteen (14) adult guests unless otherwise approved in writing.
Children under applicable municipal age thresholds may not count toward certain local occupancy calculations; however, all reservations remain subject to reasonable total occupancy, supervision, parking, and operational limitations.
Only registered guests and approved visitors may access the property.
Large gatherings, parties, receptions, commercial activities, productions, or events are prohibited unless separately approved in writing by CL Hôtel Groupe ("CLHG").
Reservations may not be transferred or subleased without prior approval.
2. Security Deposit Authorization
Granite Pines Chalet reservations are generally subject to a preauthorization security deposit hold in the amount disclosed during booking.
Unless otherwise stated, the current authorization hold for standard reservations is $1,500 and is typically processed shortly prior to arrival and released following departure, subject to inspection and resolution of any outstanding charges, damages, or policy violations.
Guests remain responsible for:
- property damage,
- excessive cleaning,
- smoking remediation,
- unauthorized occupancy or gatherings,
- missing items,
- policy violations,
- and extraordinary operational or remediation costs arising from the reservation.
Additional deposit requirements may apply to approved events, extended stays, holiday reservations, or elevated-risk bookings.
3. Neighborhood & Quiet Hours
Granite Pines Chalet is located within a residential neighborhood where respectful guest conduct is essential.
Quiet hours are observed daily between:
- 10:00 PM and 8:00 AM.
Guests are expected to minimize excessive outdoor noise, amplified music, vehicle congestion, and disruptive late-night activity.
Outdoor sound travels significantly within the surrounding forested environment and neighboring residential areas.
Persistent disturbances, excessive noise, unauthorized gatherings, or conduct materially affecting neighboring properties may result in intervention, additional charges, or termination of the reservation.
4. Parking & Vehicle Use
Parking is permitted only within designated property areas, including the private driveways and approved garage areas.
Street parking, blocking neighboring driveways, obstructing mailboxes, or creating roadway congestion is prohibited.
Vehicle capacity may vary depending on vehicle size and weather conditions.
Trailers, RVs, commercial vehicles, or large event-related vehicle activity may require prior approval.
CLHG reserves the right to restrict vehicle access where necessary for safety, snow removal, operational, or neighborhood considerations.
5. Wildfire Prevention & Fire Safety
Granite Pines Chalet is located within a heavily forested environment with elevated wildfire risk.
Guests are expected to exercise exceptional care with respect to:
- smoking materials,
- grills,
- candles,
- outdoor heaters,
- fire features,
- cooking equipment,
- and any open flame or ignition source.
Fireworks, pyrotechnics, sky lanterns, and similar activities are strictly prohibited.
Smoking or vaping is prohibited indoors.
Outdoor smoking or vaping is permitted only when conducted safely and responsibly, including proper disposal of all smoking materials in appropriate containers.
Discarding cigarette materials, ash, matches, or related materials onto landscaping, wooded areas, decks, driveways, or surrounding grounds is strictly prohibited.
Any conduct creating unreasonable fire risk may result in immediate termination of occupancy and additional remediation or damage charges where applicable.
6. Hot Tub & Outdoor Recreation Areas
The hot tub, decks, stairs, and surrounding outdoor areas are used at the guest's own risk.
Glassware is not permitted in or around the hot tub area.
Guests are expected to help maintain water quality and avoid conduct likely to damage spa systems or require extraordinary cleaning or service.
Parents and guardians are solely responsible for supervising minors at all times, particularly around:
- the hot tub,
- outdoor decks,
- stairs,
- driveways,
- wooded areas,
- and surrounding outdoor spaces.
No unsupervised minors are permitted in the hot tub area.
Guests should exercise caution during winter conditions, including snow, ice, wet decking, and reduced nighttime visibility.
7. Wildlife & Natural Environment
Granite Pines Chalet is located within a natural mountain environment where wildlife activity may occur.
Guests may encounter:
- deer,
- insects,
- small animals,
- birds,
- and other native wildlife.
Guests are expected to:
- avoid feeding wildlife,
- secure trash appropriately,
- supervise children outdoors,
- and avoid disturbing surrounding natural areas.
CLHG does not guarantee the absence of wildlife, insects, weather conditions, smoke conditions, falling branches, or other naturally occurring environmental conditions associated with forested mountain properties.
8. Smoking, Odors & Air Quality
Indoor smoking or vaping of any substance is prohibited.
Guests remain responsible for any remediation, cleaning, deodorization, or operational costs arising from smoke-related damage, excessive odors, burns, or residue caused during the reservation.
Because Granite Pines Chalet is located within a forested mountain environment, guests may occasionally encounter:
- seasonal smoke conditions,
- wood-burning odors,
- changing air quality,
- pollen,
- insects,
- or other naturally occurring environmental conditions.
Such conditions do not constitute defects in the property.
9. Pets
Pets are not permitted unless specifically approved in writing prior to arrival.
Approved animals remain subject to:
- additional conditions,
- supplemental cleaning requirements,
- and potential deposits or fees.
Guests remain fully responsible for any damage, odors, cleaning, landscaping impact, or disturbances associated with approved animals.
Unauthorized animals may result in additional charges or termination of the reservation.
10. Furniture, Décor & Property Care
Guests are expected to treat the residence, furnishings, décor, linens, and amenities respectfully.
Furniture, electronics, décor items, mattresses, outdoor furnishings, and equipment should not be removed, relocated, disassembled, or used in a manner inconsistent with normal residential use.
Guests are encouraged to report maintenance concerns promptly so they may be addressed appropriately.
Excessive damage, staining, misuse, missing items, or extraordinary cleaning requirements may result in additional charges.
11. Security Systems & Smart Devices
For security, operational, and safety purposes, the property utilizes exterior security cameras and related smart-property technology.
Exterior cameras may monitor:
- entry points,
- garage areas,
- driveways,
- and portions of exterior access areas.
No cameras or recording devices are located within interior living areas, bedrooms, bathrooms, or other private guest spaces.
The property may also utilize:
- smart locks,
- smart thermostats,
- exterior audio-capable monitoring devices,
- and related operational technology.
Tampering with, disabling, obstructing, or removing security or smart-property systems is prohibited.
12. Check-Out Expectations
Guests are not expected to perform extensive cleaning prior to departure; however, the following courtesies are appreciated and help support timely property preparation:
- Place used towels in bathtubs or showers
- Leave used beds unmade
- Dispose of trash in designated receptacles
- Return furniture to original positions where practical
- Secure doors and windows upon departure
Guests should ensure the property is reasonably orderly upon departure.
Excessive trash, damage, extraordinary cleaning conditions, or failure to secure the property may result in additional charges.
13. Winter Conditions & Mountain Environment
Prescott weather conditions may change rapidly, particularly during winter months.
Guests should anticipate the possibility of:
- snow,
- ice,
- slippery surfaces,
- reduced visibility,
- cold-weather conditions,
- and temporary travel delays.
Outdoor steps, decks, and driveways may become slippery during winter weather.
Guests remain responsible for exercising appropriate caution and judgment when navigating mountain and winter conditions.
14. Reservation Enforcement
Violation of these Supplemental House Rules & Property Standards, the CLHG Booking Terms, or applicable laws may result in:
- intervention by CLHG,
- additional charges,
- restriction of property access,
- termination of occupancy,
- or removal from the property where appropriate.
Refunds are not guaranteed where reservations are terminated for violations of reservation terms or property standards.
